Property tax and valuable housing tax 2026

The subject of property tax, its rates, payment schedule and notification obligation; the 2026 increase cap and the threshold, tariff and exemptions of the valuable housing tax.

If you own a building or a plot, you may face two taxes every year: property tax, collected by the municipality, and valuable housing tax, collected by the Revenue Administration. The first applies to every property, the second only to homes above a certain value.

Property tax

Tax base: the property's tax value. This value is calculated on the basis of land unit values and building construction costs set by municipalities; it is not the market value.

Rates

Property Outside metropolitan areas Within metropolitan boundaries
Residence 1 per mille 2 per mille
Business premises and other buildings 2 per mille 4 per mille
Building plot 3 per mille 6 per mille
Land 1 per mille 2 per mille

What changed in 2026? A law adopted in December 2025 provided that 2026 property tax values may not exceed twice the 2025 value. The rule for increasing the tax value in later years by the revaluation rate was also rearranged. Comparing the assessment your municipality sends with the 2025 amount is enough to see whether the cap was respected.

Payment: the tax is paid in two equal instalments: the first by the end of May, the second by the end of November. Current dates: tax calendar

Notification: when you buy a property, have a new building constructed or the use changes (such as converting a home into business premises), you must notify the municipality by the end of the year following the year of the change. For sales at the land registry, the information is also sent to the municipality electronically; even so, it is useful to check your own record.

Reductions and exemptions: for groups such as retirees, veterans, disabled persons and people without income who own a single home in Türkiye not exceeding a certain size, the tax on the home can be calculated at a zero rate. You must document the conditions by applying to the municipality.

Valuable housing tax

Who does it apply to? Owners of homes whose property tax value exceeds TRY 17,711,000 for 2026. The threshold is increased each year by half the revaluation rate; the 2026 amount was announced in the Property Tax Law General Communiqué (Serial No. 88).

2026 tariff

Value of the home Tax
TRY 17,711,000 – 26,567,000 3 per mille of the part above TRY 17,711,000
TRY 26,567,000 – 35,425,000 TRY 26,568 + 6 per mille of the part above TRY 26,567,000
Above TRY 35,425,000 TRY 79,716 + 10 per mille of the part above TRY 35,425,000

For example, for a home worth TRY 20,000,000 the 2026 valuable housing tax is about TRY 6,867.

Exemptions: individuals who own a single home in Türkiye are, as a rule, exempt from this tax even if the value of that home exceeds the threshold. Those with more than one home cannot use this exemption; the tax is calculated separately for each home whose value exceeds the threshold. There are separate rules for homes owned by companies and certain public bodies.

Filing and payment: valuable housing tax is declared to the Revenue Administration on a return. The return is filed in February and the tax is paid in two equal instalments in February and August. You can find out the value of the home from the property tax value letter obtained from the municipality or through e-Devlet.

For landlords

Property tax can be taken into account as an expense in taxing rental income (under the actual expense method). Declaring rent: Rental income return
